Rob talks about the questions he asks to both experienced and first time investors when discussing the prospect of an investment property.

As an investor and a realtor, there's a few questions that I ask investors when they are looking at property. One, if they're an experienced investor, I ask them why this particular property. And if they're a first time investor, I'm asking them why are they interested in investing at all?
Another question that I ask is what kind of financing are you paying, cash or are you getting loan? And if it's a loan, where is that money coming from?
Another thing that I'm asking is what is your plan B if this investment doesn't work out? And another that I'm asking is how involved do you plan to be on the management of the property since it takes time to manage these real estate investments depending on what type of real estate investment you did.
