Buying a home shouldn't be an intimidating process- it should be exciting! It presents a new season of life with new surroundings. If you are like most though, you can find yourself becoming overwhelmed by all of the factors that begin to play into your decision making process of, "Is this a good home?"
How can you prevent yourself from becoming overwhelmed in the process? Be informed. While there are many things you should look for and be aware of when looking at a home, Rob Brooks covers 5 that you may not think about.
1. Check the ceilings. If there are stains on the ceiling, it means there is water damage. This could be a costly fix.
2. Look under the sink. The space under a sink gives a good indication of the up-keep of the home. For example, were there leaks? If so, were they taken care of in a timely manner?
3. Observe the appliances. The air conditioning is one of the biggest and most expensive appliances to replace in a home. Always look for rust and hints of the age. If it is over 15 years old, this is a huge replacement expense.
4. Air Filter. If the property was not taken good care of, the air filter is the tell-tale sign.
5. Wood rot. Wood rot is a big thing to look for when looking at a house. How can you tell if there is wood rot? Before you ever have to hire a home inspector you can find out for yourself by pressing on the bottom of exterior window frames and doors. If there is any give, you may have wood rot.
