Ninety percent of consumers start their real estate search journeys on the web according to the National Association of Realtors. So, why is it better to use a local Realtor website as opposed to the real estate marketplace sites of Zillow, Trulia, Realtor.com etc?

1. Accuracy.  When you are searching for certain criteria it's important that you receive listings which match your search.  For example: if you are searching for a two bedroom home, you are going to want to see homes that have just that: two bedrooms.  Real estate websites which aggregate data from the entire nation are often misinformed.  A recent study found 20% of listings on these sites are incorrect.

2. Advertisements. Many local real estate websites such as www.RobBrooksRealty.com have limited or no advertisements. (In our case, we do not.) This makes your search experience cleaner and less distracting.

3. Again, Accuracy. You have more than likely heard of Zillow's home valuation, "Zestimate."  This is an automated home valuation system where you can receive an automated opinion of a home's value. Zillow is quick to point out the "Zestimate" is at times inaccurate and should not be relied upon.  Unfortunately, many home owners or buyers are relying those sometimes faulty estimates.

4. Relationship. Visiting a Realtor’s website lets you see a glimpse of who they are, their work ethic and success. This is crucial when buying or selling a home. You want someone who genuinely is out for their client’s best, and not their own gain. You want to know that they work diligently in selling or finding a home that fits your needs. And lastly, it gives you a "local expert" that Zillow or Trulia doesn't have.
